Perched high above Clontarf Beach, 19 Beatrice Street is the kind of home that stops you in your tracks. It’s one thing for a house to be this beautifully designed and easy to live in – but it’s another to find one in a setting this idyllic, in a pocket of Sydney so many aspire to.

From the moment you step inside, the connection to the water is undeniable. Every space seems drawn toward the horizon, with uninterrupted views sweeping across Middle Harbour, framing Chinamans Beach, Sailors Bay, and the Chatswood skyline beyond. There’s a sense of stillness here, the kind that only comes when water is near, and the city hum feels just out of reach.

“I fell in love with the house as soon as I walked through the front door,” says owner Helen Jones. “It was newly built with beautiful architectural details, and the view hits you as soon as you walk in – and proceeds to follow you through every floor.”

The interiors are designed to embrace that outlook. Multiple living zones spill out to expansive terraces, complete with glass-walled infinity pool. With sea breezes drifting through, its layout is as suited to calm mornings over coffee, as it is to summer lunches or gatherings that unfurl under a golden glow.

“I love the fact that it is west-facing – the sunsets over the water are simply breathtaking, some days they are pink, others red or bright orange, which is especially magical while floating in the pool,” Helen shares. “In winter, it’s amazing to watch the storms roll across the harbour while you stay cosy by the fire, and I also love watching the twilight yacht racing on a Thursday evening.”

That sense of sanctuary carries through its effortless liveability. The master suite spans an entire floor with its own terrace, while a private guest suite occupies another level. A lift connects every storey, and the garage offers direct internal access – a rare convenience in the area.

“It’s also a family-focused home, making it perfect for those with teenage children, as it offers places to gather, but just as many to retreat,” adds Helen. “The neighbours are great and social and will make anyone moving in feel very welcome.”

Beyond the walls, the lifestyle here feels like Sydney at its most charmed. Hidden tracks lead down to Clontarf Beach – a quiet, sheltered stretch of sand on the Spit to Manly Walk – while leafy streets wind past village shops and places for connection. Dogs run free at Sandy Bay, neighbours pause to chat on their morning walks, and locals gather at Sandy Bear cafe for coffee by the marina.

“My beach walk in the summer is about seven minutes, and I usually just take a book and towel, headed for the far end of Clontarf Beach where it’s private and secluded,” says Helen. “While I’ll miss the sunsets and the views from our house, it’s Clontarf itself – this incredible neighbourhood – that I’ll miss the most.”
